Property Management

As your representative, our priority is to protect your investment as a property owner.  We will take the time to meet with you to understand your long term goals with regard to your investment properties and manage your property accordingly.  A property management contract with us includes the following services:

  • Abiding to the rules and regulations of the Residential Tenancies Branch of Manitoba
  • Advertising of apartments for rent, receiving calls and showing all properties (advertising costs are not included)
  • Providing prospective tenants with applications and following up on references
  • Writing and processing of lease agreements including renewals
  • Posting and enforcing all agreed upon rules and regulations
  • Collecting monthly rents and security deposits
  • Ensuring that utilities are paid regularly
  • Ensuring that all appliances are property maintained
  • Documenting rent received from tenants and providing receipts at year-end
  • Processing of Notice of Rent Increases to Tenants (on applicable properties) and furnishing copies to tenants
  • Performing final inspections when a tenant is moving, calculating interest on damage deposits and issuing refund cheques when applicable
  • Providing you, the Landlord with a detailed invoice on a monthly basis, showing rents received, labour performed and all materials used in the maintenance of the residence
  • Preparing and serving Notifications of Eviction, when necessary

We also offer Maintenance Services, including but not limited to:

  • Receiving calls from tenants with maintenance issues
  • Visiting apartments on a regular basis and discussing maintenance issues, as needed
  • Log all maintenance queries and provide detailed invoices when work is performed
  • Coordinate outside trade repairs and supply with work authorization forms, as needed
  • Heating system maintenance, plumbing malfunctions, water softener maintenance, appliance troubleshooting, general repairs, patching and painting

  • Yard care and lawn maintenance
  • Snow removal
  • New building inspections
  • New construction contracting and supervision
  • Maintenance “24 hrs service”
